4 Tips to sell your San Diego home quickly
4 Tips to Improve Your Chances of a Fast Closing  by Alice Robertson

If you’re selling a home, showings and hosting an open house help you get the maximum number of people to see it. This gives you the best chance of securing an offer that matches or exceeds your asking price. Whether or not you’ll host an open house depends on you, but consider every showing a chance to close your deal.

It is crucial that you make a good first impression on your buyers, and there are simple ways to do this even if your budget is tight. Dedicating your time and a small budget to pre-sale preparations can increase your home’s value significantly. This article discusses four of these pre-sale tips and how you can use them.

Create Space
The financial cost of clutter is clear: you should choose to get rid of it for good. Alternatively, you can keep spending time, energy and money to keep it and not use it. Moving gives you the perfect opportunity to go through your stuff and decide whether it fits into your new home.
Empty half of the things in your closets and cupboards and rearrange what’s left to look neat. “These closets are too spacious for me; I don’t think I can live here,” said no buyer ever. Remove the things in your garage, basement or attic and put them in temporary storage if your new home isn’t ready for occupation.
One thing many sellers forget is their fridge and pantry. Try to remove as many things as possible from your fridge and keep it neat; buyers will probably open it while touring the kitchen. Clear counters of most things – maybe a flower vase and fruit basket can stay.

Research
Visiting nearby listings and open houses is the best way to find out how ready your home is for sale. You should check similar homes to yours to get a feel of how they have decluttered, depersonalized and staged their home.
Knowing the real value of your home can be difficult, but research helps you to learn what your local market looks like.
Take San Diego, for example. The average home sale price last month hovered around $610,000, and San Diego boasts a fairly competitive market, with many homes receiving two offers. Having this information in your back pocket not only gives you an idea of what you might be able to sell your home for, but it also shows that you might not have to wait too long for an offer. Your realtor can help you evaluate listings so that you can price and prepare your home properly.

Create Neutrality
If you declutter properly, depersonalizing your home is half done. Depersonalizing is about removing evidence of your tastes in the house. This allows a buyer to envision living in the space.

When depersonalizing, you want to remove things that don’t go with many people’s tastes and personal things like photos, sports memorabilia, antiques, and heirlooms, etc. Remove anything you don’t want to sell with the house – just in case a buyer likes it and can’t have it. Paint over accent-colored walls and remove busy wallpaper. Choose charming but neutral colors that encourage buyers to imagine their possibilities.

Create Possibilities
Finally, you want to show the house for everything it can be, and that’s what staging does. Professional staging services can give you returns of 3 percent above asking price.
If you’re cash-strapped, you can pay for a consultation and then implement the stager’s recommendations. You can also look online for inexpensive ideas and implement them.
Professional cleaning inside and boosting your curb appeal outside should go without saying. Your curb is the first thing the buyer will see. It could be the difference between their choice to enter and going back to their car and driving off.
If you have some leftover money, you can rent furniture and convert unused or storage spaces into extra bedrooms, entertainment centers or man caves. This will help show all the possibilities of your house.
On open house day, use light curtains and keep windows open to allow fresh air and natural light into the house. Finally, put out a vase of fresh flowers in the living room and a bowl of fresh fruit in the kitchen. You can even put out cookies for your buyers to munch on during the showing.
It can be simple to boost your home’s appeal, but it will take some determination and organization. And be sure to talk to your realtor about the best changes and upgrades that can work for your home. By implementing some of this advice, your home will be sold before you know it!
