If it's negotiable, don't you need a termite clearance for loans? No, most don't require it. 

But if it is part of the offer/contract and there is a copy of a termite with recommended work, you must have a clear termite for the loan. 

Also, they will require a clear termite if it's a VA loan. 

Termite Inspection and wood repair by the roof and eves. $300 for specific wood repair. But termite inspections are tricky. You might want to do this a few weeks before we put it on the market and have George’s guidance. 
  1. They do a complete termite inspection and give you a copy of the report when you sell. If you need more work or the home tented, the cost could be as high as $8000 for a tent and woodwork.
     
  2. *There are often termites or more dry rot so that the estimate might be for more than that isolated area. This is usually ordered and work completed, or credit is given to the buyer at the close of escrow.
     
  3. c. If you do the work while in escrow, you won't have to pay for it upfront; termite can be paid for by the home sale proceeds at the close of escrow.
     
  4. If the patio cover is detached from the house, do not have them inspect it as a part of the report.
